"Courtyard to front designs" offer a huge amount of flexibility. They are often recommended when the outdoor space is minimal or if a customer wants an outlook down the main driveway! Because these house behind house designs have the additional view to the primary street, they offer a superior level of space on the eye which translates to better visual surveillance and better security. This style of design is poplar with small children as kids will use the longer drive way and parents can keep a close watch.

Brighton

This rear-lot house plan was put together for a 15 m by 20 m strata block in Rivervale. As you can see by the time we make allowances for council and Shire setbacks, space is at a premium. Despite this, we where still able to create 12 .5 square metre secondary bedrooms, plus a massive kitchen and generous meals family area. (Price on application)

Alkimos

The Alkimos plan was designed to work on a rear strata block that the client had already created and titled. The client was specific about the design requirements insisting that the master bedroom maintain a view down the driveway to the main road whilst still having a view of the courtyard /backyard area! Our design team went to work and created this beautiful floor plan. It is very deceptive in sizing despite only having three bedrooms, all rooms are able to cater for queen size beds comfortably.

Bayswater mark2

This is a classic example of what can be done (budget permitting) for a growing family. This house behind house design came in around 250 square meters and offers very generous spacing in the bedrooms and plenty of storage space plus a theatre room. The kitchen is massively oversized. This is a fantastic example of a family driven home where the parents and children can have their own space even on a rear block. Featuring 4 bedrooms and an activity study nook, plus a massive master bedroom with double vanity bowls and double size shower, this house plan has proven very popular. price on application

"Courtyard to the Middle" designs" are the most iconic and popular in already built up infill areas. On regular occasions when we design up our ideas, the existing street front home lacks enough space to have a courtyard to the rear. The solution is to design and position it to the front primary street area instead. This now means there is a high level of privacy for the rear block house design to have its courtyard in the middle!

Designed to fit on a 12.8 m wide block, the client's insisted on the highest of quality finish. Custom designed from the beginning, the conception involved a spacious ensuite and walk-in robe arrangement while the kitchen breakfast bar was free of any appliances to be used as a second sit down area for guests.

This concept design fits beautifully on a 15 by 20 m blocks. Offering over 178 square meters of roof area. Due to the efficiency of the design, we're able to achieve a fantastic price! Iluka V2

The Iluka version 2 is without doubt one of our more popular designs. It suits a lot of the developments that we see working on a 15 by 20 m block throughout the Bayswater Shire. The design offers 3 bedrooms plus a study with a generous kitchen meals and family area, and a huge alfresco. Offering over 180 square metres of roof area, it ticks all boxes as an efficiently designed and extremely well priced rental property or investment.

Woodlands

This design is quite deceptive on the floor plan. Offering 147 square metres of true internal living with the roof area over 212 square metres it gives the user plenty of space and more importantly a second living zones for a happy family and better resale. The master bedroom is in the optimal location allowing a complete view down the driveway to the main road giving a sense of space on the eye. The kitchen design has been pushed down to the bottom of the page to create an outlook to the outdoor living area.

One of the first things our design team considers before starting any custom home, is to look at the privacy and solar orientation of the block. If privacy is better to the rear and the home can benefit from winter warming sunlight, this style of design is a perfect match. These rear lot designs all specialise in targeting the rear outlook of the lot.

Coogee

The Coogee design works on a 15.47 by 18.10 m block. The client had a strict requirement for a deeper than normal reversing bay and additional parking area as the property was to be a rental. The aim was to offer a very generous master bedroom with secondary bedrooms meeting 10 square metres floor cover.

Craigie

Based off an existing promotional plan, this rear home design was very efficient and very well priced. The main features was the ability to achieve a dedicated theatre room, a generous entry and a TV recess to the family room completed the build.

Dianella

Designed for a family with two teenage daughters, the design brief targeted space and separate zoning for all occupants. Built-in Dianella on an 18 m deep by 20 m wide block the home features optimal living and meals area spacing and a gorgeous kitchen layout. The master bedroom and ensuite was the client's idea with feature cut outs to the dividing wall of the ensuite and master bedroom. Completed with a custom interior design fit out, this home came up as a 10/10.

Doubleview

Built for one of our regular investors in Doubleview for a existing rear strata block. This design was put together based on a huge amount of feedback from real estate agents and rental managers input. The floor plan was aimed at offering 2 zones,one for the master bedroom occupants and one for the secondary occupants.

Fremantle

On occasion we come across situations where the space in the backyard is sometimes only between 9 to 12 meters in depth. This is a good example of a home that will work on a 12 metre wide block but still offers 3 bedrooms and 2 bathrooms. Due to the constraint of the block parapet walls where required to two boundaries. While not ideal as this minimises windows and also requires neighbour approval, building on the boundary allowed us to improve the floor plan heavily to create a great result.

Henderson

The Henderson design is one of the more classic battle axe lot plans that you will see in the project home market. There are multiple versions of this design, but in essence the garage and courtyard and kitchen stay in the same locations. Note the windows to the meals family area work very well if due north is to the top of the page. Solar passive design is at the forefront of our considerations…

Mindarie

The client came to us with an existing rear strata lot that measured 21 m deep and 17 m wide. The emphasis was to create a large 1.2 m deep breakfast bar area free of appliances. By keeping the breakfast bar free we are able to maximise the feeling of space. The other requirement was to have the master bedroom offer a view down the driveway to the main road. Given the council reversing bay requirements, it was an excellent result.

Mindarie mark2

One of the best rules for designing any home is to have a minimum of two zones. Each zone allows for occupants to have their own dedicated area to relax by themselves outside of their bedroom. This design proves that even when building on a rear block, you can still have a quality design with multiple living areas.

Rivervale

Featuring over 227 square metres of roof area, this plan offers 4 large bedrooms and a massive family, meals, kitchen area. Through our building network, we achieved a highly competitive price!

Queens Park

Designed as a dual living style home, this plan was able to have separate private access to the guest room!

Double Storey House Behind House Designs

Having your garage to the front on any rear lot house design is an excellent solution primarily for double storey homes. Up until recently, this was one of the more common designs you would see built on existing battleaxe lots within infill areas of Perth. If you take a drive through Belmont, Cloverdale, Morley areas, you will see a lot of house behind house designs with the garage door being the primary sight-line. Unless we can achieve a concession from council, this style of home is typically only suitable for second storey areas that have view to the main road.
